HomeMy WebLinkAboutPC_Minutes_1955_05_11At an adjourned meeting of the Planning Commission held Wednesday, May 11, 1955, the following items were discussed and agreed td by Commission mem-bers and instructions given to Kay Kalicka for incorporation in the new proposed ordinance: 1. 2. Yr 10. 11. 12. 13. 14. Hotels and motels were to be confin~d to the commercial zone. Dis-cussion as to whether or not they should be included in an RP zone resulted in this dicision. Lot coverages in R-1 and R-2 zones cannot exceed 65% of the lot area. This is an amendment to Sections 408 and 508. It was agreed to amend Section 506 to change from 1500 Sq. Ft. to 1200 Sq. Ft. Section 500, Par. 2, was to be revised and specific language given to Mr. Kalicka. It was agreed to revise Sections 404, 504, and 604 to provide for side and rear yard set-backs of at least three (3) feet for all types of accessuvyr buildings. Section 1209, Line 30, making the sides of the angle ten (_10) feet in lieu of fifteen {15) feet. It was agreed to eliminate Section 606 in its entirety. It was agreed that apartments would be permitted in commercial zones. However, this does not include duplexes, multiple dwellings or apart-ments with less than four units. It was agreed to amend Item 805, para. 1, to the simple statement "No building shall be erected closer to the rear lot line of any lot used for 'C' purpose than three (3) feet.» In para. 2, strike "and having an opening used as a means of access from an alley" and change "five" to "three" in line 28. Amend 903-2 by deleting "and having an opening used as a meaas of access from an alley." • Section 1200 was to be amendrad to limit the height of buildings on through lots to three (3) staies·on either end of the lot. Section 1212, change line 18 from three (3) feet to two and one-half feet (2½). Se ct ion 1214, change "thirty" (3 0) in line 24 to "t hirt y-s ix" ( 3 6) and add a provision that any projection must be one foot from the property line. In Se ct ion 1215, line 28 ., change II six'' ( 6) feet to "thirtyi--isix" (36) inches and add a provision that any projection must be one foot from the property line. It was agreed that Section 243 be reduced to a minimum width of twenty (20) feet in.lieu of thir.ty (30) feet. 16. lt ::_was agreed that Mr. Kalicka would revise Sections 402, 502, 602, and 702 by referencing the exception providing for a setback which conforms with the established.setback of present structures which is covered in Article 12 or 13. A review of the tallies on the Strand vote was discussed and given to the paper for publication. As a result of this vote, it was dec~ded to change the zone of all Strand property from 18th Street north to the City limits to an R-2 zone. The petition of Adolph Ehlers, requesting a renewal of a zone variance granted him by the City Council, September 21, 1954, permitting the con-uction of a garage on property lines at 459 Gould Avenue, Lot 29, ck 128, Shakespeare Tract was again considered. This item had been dover from the Regular meeting held May 9, 1955. It was moved by Comm. Fisher and seconded by Comm. Black that the variance be renewedl Resolution No. PC 28 was adopted by the following vote: ® YES: NO: ABSENT: Comm. Black, Dennie, Fisher and Mayor Edwards None Comm.
