Smith~ Building Inspector PETITiot( OF H.S .. KIRKWOOD Petition of li,,S., Kirkwood~ covering the Sly 128~ 13' of Lot 5 P Block 84, Second Addition to Hermosa Beach~ located between 15th Street and 16th Street, east of Pacific Coast Highway, Zone R-2, for permission to divide this large lot into 4 lots~ each having 38.9' frontage and 128' de~th9 including the pro-posed drive. Mr0 Kirkwood was present and was asked what arrangements had been made regarding drainage9 sewers» easements~ etc,, He suggested that he would contact the owner of the adjoining por= perty and secure perrnission to use his 3' sideyard for the puroose of running drains, etc~ down it0 Gomm~ Viault su?,gested that since the Ordinance calls for at least 5~000 square feet lot are.l~ he could divide this lot into 3 lots instead of the requested 4~ thus allowing more room for the construction of the proposed 2 units and 2 garages on each lot0 The problem of a 20' drive also arose~ and 1,lr~ Kirkwood agreed to increase this to 261 which would still leave plenty of room for con st ruction" Commv Miller moved that this petition be held over until a more detailed plan of streets9 drainage~ sewers~ set-backs~ etc~ be presented to the Planning Commission. Further discussion followed, after which Hr. Kirkwood said he would amend his netition to ask for 3 lots instead of 4 and pre-sent a core compj.ete plan at the next meeting~ Comm~ Miller amended his ffiotion that the petition be held over to include a 28' street, 12' front yard set-backs, and other necessary details in Mr0 Kirkwood1s more complete plan0 The motion was seconded by Comm~ Black and carried W1animously0 Comm. Miller asked to be excused to attend another meettng at g:15 o'clock?.~.

Smith's Reµlat of Lots 15 and 169 Block 84, Second Addition to J!L Beach, situated at 1411 Prospect /,venue, requesting a change of zone from R-2 to R=J Mrs, Wendt said they plan to build a unit on each end of this lot which extends from Prospect Avenue to Campana Streets and their own home is situated close to the middle of the lot~ which would make 3 units on the H-2 lot., After further discussion, Cornm ,, Viaul t moved the denial of this petition on the grounds that no lot can be spot zoned1 according to State Zoning Laws0 The motion was seconded by· Comrn. Black and carried as follows: Yes: Comm., Black» Fisher, Haneman, Viault, Chairman Dennie and Mayor Edwards No: None Absent: Cornm.0 l'Jiiller PETITION OF JHOS,._ & MARY BAKER Petition of Thomas and Mary Baker9 covering Lots 22 and 24~ Block 112, Shakespeare Tract9 situated at 262-27th Street9 Zone R-2, for nermiRsion to reestablish the boundary line between the two lots0 The house on Lot 22 extends approximately 3'10" into Lot 24» thun creating one large lot, instead of the original two0 Mr0 Baker was present and eA1)lained that they wish to sell the existing house and build on the other lot, but are held up until they can separate the two lots0 Further discussion followed9 with the problem of sideyard set= backs being discussed at length1 with the conclusion that it is impossible to set a boundary bet~een the existing house and the other lot, without having both the house on Lot 22 and the existing garage on Lot 24 right on the common property line, with no sideyard between$ Comm. Fisher moved the denial of this petition because the division of the lot would not pennit enoght square footage for the easterly lot 9 according to Section 11 of Or<i. No. i-10 S <> 8, requiring a minimum of 5,000 square feet. During further discussion, the Commission offered various sug-gestions to remedy the situation and further explained the situa-tion to the Bakers0 Comm. Fisher's motion was seconded by Comm~ Viault, and the motion carried by the following vote:

EMIL HOERL Petition of Emil Hoerl, covering Lot 21, Tract No0 1123~ situated at 135 Monterey Blvd., f'or pennission to construct a double garage on the ~ear of the lot, facing Bay View Drive, in addition to the existing two garages, Zone R-2. Af'ter brief discussion, Comm,, Black moved the granting of this petition for the reason that it is of benefit to the City to provide more garages wherever possible0 The motion was seconded by Comm0 Viault and Resolution No., PC 48 was adopted by the following vote: Yes: Comm. Black~ Fisher, Haneman, Viault, Chairman Dennie, Mayor Edwards No: None Absent: Comma ~iller APPROVAL OF MINUTES Commo Black moved the approval of the minutes of the meeting of Se~tember 12» 1955, with Comm0 Hanernan seconding the motion0 The motion carried unanimously0 ADJCURNMENT Comm0 Fisher rnoved the adjournment of the meeting~ Mayor 1!:dwards seconded the motionj and the meeting adjourned at 9:30 P0M. by unanimous consent of the Commission.
