RESOLUTION 00-35 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A VESTING TENTATIVE PARCEL MAP NO.25440 FOR A TWO LOT SUBDIVISION AT 501 AND 507 29TH STREET LEGALLY DESCRIBED AS LOTS 1 AND 3, OF BLOCK 138 SHAKESPEARE TRACT The Planning Commission does hereby resolve and order as follows: Section 1. An application was filed by Nicholas Schaar owner of real property located at 501 and 507 29t' Street seeking a Vesting Tentative Parcel Map No. 25440 to subdivide an existing lot into two lots of varying width and area. Section 2. The Planning Commission conducted a duly noticed de novo public hearing to consider the application for this on May 16, 2000, at which testimony and evidence, both written and oral, was presented to and considered by the Planning Commission. Section 3. Based on the evidence received at the public hearing, the Planning Commission makes the following factual findings: 1. The applicant is proposing to redivide two merged lots so that two single-family dwellings may be sold separately on each lot; 2. The subject lots have dimensions of approximately 30' X 80' and 36' X 80'; 3. The area of the proposed lots are approximately 2,400 and 2,877 square feet; 4. The lot sizes are typical of other lots in the original subdivision and in the general vicinity; 5. The proposed lots front on a public street; 6. The proposed subdivision will in no way be detrimental to the surrounding area; 7. The creation of the proposed lots is in conformity with the intent and purpose of the City of Hermosa Beach General Plan; Section 4. Based on the foregoing factual fmdings, the Planning Commission makes the following findings pertaining to the application for a Subdivision: 1. The Subdivision will not be detrimental to neighboring properties or to public health, safety, and welfare; 2. Based on the foregoing, the Planning Commission hereby approves the Vesting Parcel Map No. 25440 to allow a two lot subdivision.
