P.C. RESOLUTION 00-36
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A REMODEL AND EXPANSION FOR AN
EXISTING SINGLE FAMILY RESIDENCE WITH NONCONFORMING SIDE AND
REAR YARD SETBACKS, AT 1030 8 PLACE, LEGALLY DESCRIBED AS LOT 38,
TRACT 8386.
The Planning Commission of the City of Hermosa Beach does hereby resolve and order as
follows:
Section 1. An application was filed by Robert & Jill Kalafut, owners of realproperty
located at 1030 8' Place, requesting approval of a 802 square foot living area and 450 square foot
deck area expansion to an existing nonconforming single family residence.
Section 2. The Planning Commission conducted a hearing to consider the application on
May 16, 2000, at which testimony and evidence, both written and oral, were presented to and
considered by the Planning Commission.
Section 3. Based on the evidence received at the public hearing, the Planning Commission
makes the following factual findings:
1. The applicant is proposing a 802 square foot living area and 450 square foot deck area
expansion to a single family residence, resulting in a 61.7 percent increase in valuation,
pursuant to Section 17.52.030 of the Zoning Ordinance;
2. Approval of the expansion is consistent with the intent and goals of Chapter 17.52 of the
Zoning Ordinance;
3. The scale of the proposed expansion is consistent with planning and zoning requirements for
the R-1 zone and does not warrant requiring the current nonconformities to be brought into
conformance;
4. The proposed expansion is consistent with the parking requirements of Section 17.44.140 of
the Zoning Ordinance;
5. The project is Categorically Exempt from the requirements of the California Environmental
Quality Act, pursuant to CEQA guidelines, Section 15301 e (2) with the finding that the
project is in an area with available services and not in an environmentally sensitive area.
Section 4. Based on the foregoing, the Planning Commission hereby approves a 802 square
foot living area and 450 square foot deck area expansion, subject to the following Conditions of
Approval:
1. The project shall be consistent with submitted plans. Modifications to the plan which do
not involve any further expansion shall be reviewed and may be approved by the
Community Development Director.
2. Precise height shall be reviewed at the time of plan check for building permits.
3. The unpermitted rear patio enclosure shall conform to building and zoning standards
prior to final Building Permit approval.

4. This approval shall be null and void one year from the date of approval unless Building
Permits have been obtained. The applicant may apply in writing for an extension of time
to the Planning Commission prior to the date of expiration.
