A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA
BEACH APPROVING A CONDOMINIUM. SUBDIVISION TENTATIVE
TRACT MAP (23716) AND RECOMMENDING CONDITIONS THERETO.
WHEREAS, the City Planning Commission of Hermosa Beach, at a public hearing
held March 12, 1973, considered the request of Norm Newman for a permit to con-
struct a 6 unit condominium apartment subdivision on lots 6 and 7, block 7, Her-
mosa Beach Tract, known as 630 Strand; and
WHEREAS, at said public hearing it was determined that the proposed subdivision
conforms to the Zoning Regulations and is suitable to the site; and
WHEREAS, after due consideration, it is the opinion of the Commission, that sub-
ject to conditions the project will be beneficial to the City;
NOW THEREFORE BE IT RESOLVED that the City Planning Commission of Her-
mosa Beach hereby recommends approval of Tentative Tract Map #23716 subject
to the following conditions:
1. That lots (units) may not be rented prior to sale;
2. That Park fees be assessed ($1, 200);
3. That provision be made for permanent irrigation and maintenance of land-
scaping, including 20 feet of 7th Street.
4. That off-street parking be owned separately, 2 spaces per unit.
5. That a performance bond sufficient to guarantee that conditions be carried
out be posted prior to approval of a final map;
6. That a copy of the Covenants, Conditions and Restrictions be submitted prior
to approval of a final map.
