RESOLUTION P. C. 154-877
A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA
BEACH, APPROVING A PRELIMINARY DEVELOPMENT PLAN FOR A
PLANNED DEVELOPMENT PROJECT ON PROPERTY LOCATED AT
THIRD STREET AND COCHISE AVENUE.
WHEREAS, the City Planning Commission of Hermosa Beach, at a public hearing
held March 26, 1973 considered the request of Sunnyglen Construction Company
for a permit to construct a Planned Development (condominium) on lots 14-18 and
40-42, Tract 451 and vacated protion of Cochise A venue and Third Street, located
north of Second Street and adjacent to the A T&SF Railroad; and
WHEREAS, at said public hearing the Commission reviewed the proposed planned
development, the plot plan, elevations, street vacation and subdivision design; and
WHEREAS, no adjoining property owners appeared to protest the request; and
WHEREAS, after due consideration, the Planning Commission finds that:
1. The preliminary development plan conforms to the General Plan;
2. The character of the proposed development is desirable and will promote
stability;
3. Sufficient driveway widths are provided for traffic flow and manuever ability;
4. The development will not impose a burden on access traffic facilities, and in-
creased densities will not generate traffic in such amounts as to overload the
street network outside the proposed development;
5. Adequate provision has been made for maintenance of areas of parking, open
space, and recreational facilities consistent with the anticipated population of
the development;
6. The proposed development is not out of harmony with its surrounding neighbor-
hood;
7. The time-table of construction is satisfactory;
8. Provision has been made to provide adequate ingress and egress for fire-fighting
equipment; and
WHEREAS, it is the opinion of the Planning Commission, that subject to satisfactory
conclusion of the street vacation request and subdivision request, the proposed
planned development will be beneficial to the community;
NOW THEREFORE BE IT RESOLVED that the City Planning Commission of Hermosa
Beach hereby approves the preliminary development plan of the said planned develop-
ment subject to the following conditions:
A. Layout
1. That units be arranged as shown on Exhibit B;
2. That driveways and visitor parking be as shown on Exhibit B;
3. That driveway surface be cement concrete or a mixture of asphalt and
cement concrete of colored and/or patterned finish (ex: cobblestone effect
or tile effect);
4. That landscaping area be as shown, with a precise plan designating
type and size of plants be submitted for approval of Planning Commission
prior to issuance of a building permit;
5. That existing mature palm tree be retained and/or relocated;
6. That all landscaped areas have permanent irrigation systems;
B. Elevations
1. That all visible exterior surfaces be consistent with elevations presented
on Exhibit C;
2. That roofs be gable or hip (no flat roofs);
3. That window, door and wall treatment be similar to that shown on Exhibit
C; and
c. Subject to vacation of Cochise Avenue.

Ayes: Comm. Collis, Lagan, Mulfinger, Stabler, Toole and Chairman Noble
Noes: None
Absent: Comm. Watters
