A RESOLUTION OF THE CITY PLANNING COMMISSION
OF HERMOSA BEACH APPROVING AN AMENDMENT TO
THE SUBDIVISION REGULATIONS OF THE CITY OF HER-
MOSA BEACH AND RECOMMENDING ADOPTION OF SAME
BY THE CITY COUNCIL.
WHEREAS, the City Planning Commission of Hermosa Beach, at a public hearing
held April 23, 1973, in the Council Chambers of City Hall, considered a pro-
posed amendment to Chapter 29 1/2 of the Municipal Code, providing for regu-
lation of Condominium subdivisions; and
WHEREAS, after due consideration, it is the opinion of the Commission that
said ordinance is both reasonable and desirable for the regulation of new condo-
miniums and condominium conversions at this time;
NOW THEREFORE BE IT RESOLVED that the City Planning Commission of Hermosa
Beach hereby recommends the adoption of the following regulations:
"Section 29 1/2-4 Condominium Subdivisions
Condominium subdivisions, regardless of the number of "air", "space" or "unit"
lots involved, shall be processed in the same manner and subject to the same
fees as lot splits. In addition to information required for lot splits the following
shall be provided:
1. Two copies of the proposed convenants, conditions and restrictions;
2. Elevations of buildings;
3. Type of dwelling/resident anticipated (family, young singles, couples,
mature singles, couples).
The design, improvement and construction of a condominium development or con-
version shall conform to and be in full accordance with all requirements of all
building, fire and housing codes, zoning provisions, and all other applicable
local ordinances and regulations in effect at the time of filing of the tentative sub-
division map.
A condominium development, either new construction or conversion of an existing
building, shall require the payment to the City of Hermosa Beach of a Park and
Recreation Facilities Tax in the sum of Two Hundred ($200 .) Dollars for each
such dwelling unit contained therein."
