A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA
BEACH APPROVING A CONDOMINIUM SUBDIVISION (CONVERSION)
FOR 100 UNITS LOCATED AT 1600 ARDMORE AVENUE, TENTATIVE
TRACT 30694.
WHEREAS, at a public hearing held April 2 3, 19 7 3, the City Planning Com-
mission of Hennosa Beach considered the request of Theodore Frederick,
agent, for 16th Street Partnership, for a subdivision of a 100 unit apartment
dwelling into a condominium; said condominium subdivision to be of a portion
of lot 9 and 10 of block 81, Second Addition to Hennosa Beach Tract, known
as 1600 Ardmore; and
WHEREAS, at said hearing it was established that the proposed subdivision
would consist of 100 dwelling units and commonly owned ground and parking
area, that two off-street parking spaces will be available for each dwelling
unit, that the city has adopted a General Plan calling for the widening of
Sixteenth Street, that it is physically feasible to widen said street and that
subdivider is willing to abide by certain conditions herein below enumerated;
and
WHEREAS, in the opinion of the Planning Commission the site is suitable for
conversion to condominium ownership, and such conversion would not be con-
trary to the General Plan;
NOW THEREFORE BE IT RESOLVED that the City Planning Commission of Her-
mosa Beach hereby approves the Tentative Tract 30694 subject to the following
conditions:
1. Dedication of ten (10) foot street widening right of way on 16th Street frontage;
2. Improvement of dedicated right of way to city standards:
a. Standard curb;
b. Standard gutter;
c. Standard 5' sidewalk adjacent to curb;
d. Standard driveway entrances;
3. Provide underground wiring service from nearest power pole;
4. Permit sales office on one of the units (no separate structure) for one year
from date of filing final map or until units are sold, whichever is shorter
period of time;
5. Convert fire service system from "dry" standpipes to "wet";
6. Post a bond sufficient in opinion of City Engineer to guarantee completion of
required improvements;
Based upon the provision of adequate recreation facilities on site, 2:1 parking,
dwelling unit sound separation and parking security.
