HomeMy WebLinkAboutPC Resolution 154-918RESOLUTION P.C. 154-918 A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA BEACH APPROVING A CHANGE OF ZONE AND PRECISE PLAN AT 1510 STRAND WHEREAS, the City Planning Commission of Hermosa Beach, at a public hearing held September II, 1973, considered the request of J. Berggren for a change of land use zone from R-2B with R-3 Potential on Lots I, 2, and 3 of Block 16, Hermosa Beach Tract, known as 1510 Strand; and WHEREAS, at said public hearing, the City Planning Corrvnission received testimony for and against the proposed change; and WHEREAS, the R-3 Potential zone classification indicates a pre-commitment to the higher density upon approval of an acceptable Precise Plan; and WHEREAS, a revised Precise Plan showing seven units, all the required open space, plus individual laundries, fireplaces, decks, and attractive architectural facade, with 50% of ground level open space to be landscaped ··.has been sub11ltted; and WHEREAS, the proposed density of the project will be 1,026 square feet of lot area per unit, the building coverage will be less than 65% of the lot, all units will exceed 1000 square feet in floor area, and two parking spaces, non-tandem, will be provided for each unit; and WHEREAS, after due consideration it is the opinion of the Planning Commission that the proposed Precise Plan #25 Is acceptable as presented; and WHEREAS, after due consideration, the Environmental Impact Report is acceptable as adequate and indicates no severe adverse impact on the surrounding properties; and WHEREAS, after due consideration it is the opinion of the Planning Commission that, subject to Precise Plan #25, the site can be and should be zoned R-3 with- out imposing additional burdens on the neighborhood, and that the proposed R-3 zone represents the highest and best use of the land; NOW, THEREFORE, BE IT RESOLVED, that the City Planning Commission of Hermosa Beach hereby approves Precise Plan #25 and recommends that the zone of the subject property be changed from R-2 with R-3 Potential to R-3 subject to said Precise Plan #25.
