HomeMy WebLinkAboutPC Resolution 154-919RESOLUTION P.C. 154-919 A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA BEACH DENYING A REQUEST FOR SUBDIVISION OF A MULTIPLE DWELLING LOCATED AT IOI MONTEREY BOULEVARD WHEREAS, the City Planning Convnission of Hermosa Beach, at a pub) ic hearing held September 11, 1973, considered the request of Roi Ii Dimitriou for approval of tentative subdivision map #31940 in, order to subdivide a twelve-unit multiple dwelling located on Lots 26 and 27 of Tract 1123, known as IOI Monterey Blvd; and WHEREAS, at said public hearing, the Conwission reviewed the proposed site and noted that the off-street parking ratio is to be one space per unit, the unit size varies from 48o square feet to 792 square feet of floor area per unit, the property has direct access to two streets and an alley, about 450 square feet of lot area is provided per unit; and WHEREAS, the requirements for single family dwellings in the R-3 zone are two off- street parking spaces per unit and 1000 square feet of floor area in each unit; and WHEREAS, after due consideration, it is the opinion of the Planning Conmission that the site is not physically suitable for subdivision, that the dwelling sizes fall exceptionally short of single family residence standards, that the one to one parking ratio is in violation of the Zoning Ordinance, and the density exceeds the General Plan allowance for the area; and WHEREAS, the proposed subdivision would make the above violations permanent; NOW, THEREFORE, BE IT RESOLVED that the City Planning Conwission of Hermosa Beach hereby denies the request as submitted and recommends same to the City Council.
