A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA BEACH
DENYING A REQUEST FOR SUBDIVISION OF A MULTIPLE DWELLING LOCA-
TED AT 2640 HERMOSA AVE.
WHEREAS, the City Planning Commission of Hermosa Beach, at a public hearing held
September 11, 1973, considered the request of Messrs. Ahlfeldt and Sesto for app-
roval of tentative Subdivision Map #31943 in order to subdivide a 7 unit mult-
iple dwelling located on lot 6, bLk, 67, 1st Addition to Hermosa Beach, and Lot 3
Blk. 109, Shakespeare Tract, known as 2640 Hemosa Ave; and
WHEREAS, at said hearing the Commission reviewed the proposed site and noted
that off-street parking ratio is to be one and one-half space per unit, the unit
sizes vary from 800 to 1000 square feet of floor area for 2 bedroom units, the
property has direct access to Hermosa Ave and Palm Dr. (alley), about 630 square
feet of lot area is provided for each unit; and
WHEREAS, the G~neral Plan indicated that a neighborhood Commercial Development
is to be recommended in this area, and the sit~ is zoned C-1 neighborhood Commer-
cial; and
WHEREAS, single family dwellings are not permitted in the C-1 zone, and the mini-
mum floor area for 2 -bedroom apartments is 900 s·q. ft., and the required parking
is two spaces for each unit; and
WHEREAS, after due consideration, it is the opinion of the Commission that the
site is not physically suitable for subdivision, that the dwelling sizes (4 of
7) are below the minimum f•loor area requirements for 2 bedroom units, that the
one and one-half to one parking ratio is a violation of the zoning ordinance,
that the density exceeds the General Plan allowance of 60 dwelling units per acre
and that the General Plan and zoning anticipates commercial use of the site; and
WHEREAS, the proposed subdivision would make the above violations permanent and
preclude accomplishment of the General Plan;
NOW THEREFORE BE IT RE~OLVED that the City Planning Commission of Hermosa Beach
hereby denies the request as submitted and recommends same to the City Council.
