A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA BEACH APPROVING
THE FINAL DEVELOPMENT PLAN FOR A TOWNHOUSE CONDOMINIUM LOCATED AT SECOND
STREET AND THE AT/& SF RAILROAD RIGHT OF WAY.
\.JHEREAS, the City Planning Commission of Hermosa Beach, at a pub] ic hearing held
November 12, 1973, considered the request of Sunnyglen Construction Company for
approval of the final development plan for a proposed eleven unit townhouse condo-
minium to be located at Second Street and the AT & SF railroad right of way; and
WHEREAS, said Final Plan is similar to and in substantial conformity with the
approved preliminary plan; and
WHEREAS, the applicants have agreed to provide the required height and location of
all walls, fences, and screen planting, and the location and type of all driveway
illumination; and
WHEREAS, the applicants have agreed to dedicate pub] ic park land for open space and
recreation purposes in an adjoining park; and
WHEREAS, the plans and elevations as submitted to the Planning Commission, hereafter
referred to as Exhibit 11D11 to be kept on fi1e in the Planning Department, are accep·
table to the Planning Commission as the Final Development Plan for the project;
NOW, THEREFORE, BE IT RESOLVED that the City Planning Commission of Hermosa Beach
hereby approves final development plan c-73-5 PD as submitted, subject to the
provision of plans showing (a) the location and height of all walls, fences and
screen planting, and (b) the location and type of all driveway illumination; and
further subject to the comp] iance with the conditions of the Final Map #26111 and to
the approval by the City Council of the Vacation of Cochise Street.
