A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA BEACH
GRANTING A CONDITIONAL USE PERMIT FOR A PRELIMINARY PLANNED
DEVELOPMENT AT 1510 STRAND.
WHEREAS, the City Planning Commission of Hermosa Beach, at public hearings ending
on December 10, 1973, considered the request of J. Berggren for a Conditional Use
PermJt in order to construct a seven-unit apartment condominium as a planned develop-
ment on Lot 1, 2, and 3 of Block 16, Hermosa Beach Tract, known as 1510 Strand; and
WHEREAS, after due consideration, it is the opinion of the; Planning Conmission that
said request meets the required findings for a Planned Development; and
WHEREAS, during recent hearings on amendments to the General Plan in which the sub•
ject property was concerned, it was determined that multiple dwelling or apartment
condominiums would be a suitable use; and
WHEREAS, a change of zone from R-2 B with R-3 potential to R-3 multiple family with
the proposed development approved as a Precise Plan therefore; and
WHEREAS, at _said public hearings, testimony both for and against subject use was
heard; and
WHEREAS, the General Plan shows the subject property as within the CR Conrnercial
Recreation district. The CR district is designated as a hotel-motel back up area
for the d'CMntown, and the downtown area calls for high density residential areas to
provJde back-up for the dCMntown; and
WHEREAS, the City Planning Commission has been considering substantial reduction of
the proposed downtown area, and the subject property I Jes between the proposed can-
mercia1-recreation area and the medium density areas to the north; and
WHEREAS, the proposed development, as apartment condominiums, appears to provide a
suitable intermediate use between dCMntown and walk-street medium density areas;
NOW, THEREFORE, BE IT RESOLVED that the City Planning Conmission of Hermosa Beach
hereby approves Preliminary Plans for said Planned Development project subject to the
plans submitted, and further subject to meeting all revised condominium regulations
at time of submittal of final development plans.
