A RESOLUTION OF THE CITY PLANNING COMMISSION
OF HERMOSA BEACH DENYING THE REQUEST TO
CHANGE THE LAND USE ZONE FROM R-3 TO R-2 ON
PROPERTIES WCATED WEST OF HERMOSA AVENUE
AND SOUTH OF TENTH STREET.
I
WHEREAS, the City Planning Commission of Hermosa Beach, at a public hearing
held December 20, 1972, considered the request of City Council to change land use
zone of properties west of Hermosa Avenue between 10th Court and Lyndon Street from
R-3 to R-2 or such other zone as the Planning Commission may recommend; and
WHEREAS, at said public hearing, no property owners appeared to speak in favor of
said change, while a number of property owners did speak in opposition; and
WHEREAS, it appears that the primary use of property in said area is as apartments
or ownership in anticipation of apartments; and
WHEREAS, after due consideration, it is the opinion of the Planning Commission that
there is already substantial R-3 type development in the area, the proposed change
would be inappropriate to the area because of existing developments on the property
being relatively new with economic lifes of at least twenty years, and the proposed
change would not create a significant change in density because of said existing de-
veloprD ent.,
NOW THEREFORE BE IT RESOLVED that the City Planning Commission of Hermosa
Beach hereby denies the request as submitted, recommending that the zone remain
R-3 Multiple family.
