HomeMy WebLinkAboutPC Resolution 78-04 (960 1st St)I RESOLUTION P.C. 78-4 A RESOLUTION OF THE PLANNING COMMISSION OF HERMOSA BEACH APPROVING A FOUR-UNIT CONDOMINIUM AT 960 FIRST STREET AND TENTATIVE PARCEL MAP 10590 WHEREAS, the Planning Commission held a public hearing on February 27, 1978, to consider the request of Cariker & Associates for a four-unit condominium and tentative parcel map 10590 at 960 First Street; and WHEREAS, the Commission considered the project neighborhood, design and layout, parking, General Plan, preliminary environmental impact report, and condominium code requirements; and WHEREAS, the Planning Commission found the project and map are consistent with the General Plan and density requirements; and WHEREAS, the Commission found that the statistical points in the condominium ordinance such as lot coverage, parking, etc., were met or exceeded by said project; and WHEREAS, the Commission found the project provides an additional parking space beyond the minimum requirements and provides additional recreation space beyond the minimum standards; and WHEREAS, the Commission found the project to be architecturally very harmonious; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach does hereby approve a conditional use permit for a four-unit condominium and tentative parcel map No. 10590 at 960 First Street, subject to the following conditions: 1. Project shall meet all construction standards in Section 29-5-18A of the Condominium Ordinance. 2. Submission of final CC&R's which shall contain all declarations in Section 29.5-19 of the condominium ordinance. 3. Provision of smoke detector for each unit. 4. Complete utility plan to be submitted and approved by the City Engineer; all utilities shall be underground. 5. All meters, utility service connections, and major roof chimneys, pipes, or structures shall be integrated with the design of the building and screened architecturally and/or by landscaping. 6. Construction of all public improvements such as curbs, gutters, sidewalks and drives to be approved by the City Engineer. 7. A landscaping plan will be submitted to be approved by the Improvement Commission. 8. Outside uncovered and unenclosed storage of boats, trailers, recreational vehicles and other similar vehicles shall be prohibited unless specifically designated areas for the exclusive storage of such vehicles are set aside on the final development plan and provided for in the Association's covenants,conditions and restrictions. Where such areas are provided they shall be enclosed and screened from view on a horizontal plane from adjacent areas by a combination of six foot high opaque fences and permanently maintained landscaping. ..
