RESOLUTION P.C. 78-5
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF HERMOSA BEACH APPROVING A TWO-UNIT CONDOMINIUM
AT 638 THIRD STREET
WHEREAS, the Planning Commission held a public hearing on February
27, 1978, to consider a request for a two-unit condominium at
638 Third Street; and
WHEREAS, the Commission considered the project location, neighborhood,
layout and design, consistency with the General Plan and Condominium
Ordinance requirements; and
WHERHAS, the Commission found that the project meets the General
Plan, including density standards; and
WHEREAS, the Commission found that the project has appropriate lot
coverage and is consistent with the standards of the Condominium
Ordinance and the technical requirements of code; and
WHEREAS, the Corrnnission found there was no opposition to the project;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commi;ssion of the
City of Hermosa Beach does hereby approve a two-unit condominium at
638 Third Street, subject to the following conditions:

Project shall meet all construction stnadards in Section
29-5-18A of the Condominium Ordinance.
Submission of final CC&R's which shall contain all declarations
in Section 29-5-19 of the Condominium Ordinance.
Provision of smoke detector for each unit.
Complete utility plan shall be submitted and approved by the
City Engineer; all utilities shall be underground.
All meters, utility service connections, and major roof
chimneys, pipes, or structures shall be integrated with the
design of the building and screened architecturally and/9r
by 1 ands capi ng.
Construction of all public improvements such as curbs, gutters,
sidewalks, and drives to be approved by the City Engineer.
A landscaping plan will be submitted to be approved by the
Improvement Commission.
Automatic lights shall be installed in the driveway area.
No plumbing facilities will be available in the den area
on the ground level.
