HomeMy WebLinkAboutPC_Resolution_154-744RESOLUTION P.C. 154-744 A RESOLUTION OF THE CITY PLANNING COMMISSION OF HERMOSA BEACH DENYING A VARIANCE REQUEST FOR PROPERTY LOCATED AT 225 & 229 31ST STREET. WHEREAS, at a public hearing held August 4, 1969, the City Planning Commission of Hermosa Beach considered the request of Allan Juckes for a variance from requirements of Section 506 of City Zoning Ordinance N.S. 154, as amended, as applied to lot 9, block 117, of Shakespeare Tract, in an R-2 zone, known as 225 & 229 31st Street, in order to construct a two-family dwelling on a lot having a total area of 2100 square feet instead of the 2400 square feet normally required by Ordinance; and WHEREAS, at said hearing the following information was presented in evidence: a. The property is zoned R-2, but lacks 300 square feet in area of the minimum requirements for two dwelling units. b. The predominant use of lots similarly zoned and of identical size in the area is single-family dwellings. c. The only vehicular access to the subject lot is by way of a 10 foot alley. d. The lot is 120 feet from the nearest street (Manhattan Avenue); and WHEREAS, the plans submitted by the applicant are not, in the opinion of the Commission, adequate to show that no imposition would be placed on the surrounding properties; and WHEREAS, the request, as submitted does not satisfy two of the four required showings for the granting of --a variance: That there are exceptional circumstances applicable to this property which do not apply to other properties in this zone and vicinity. That the granting of such variance will not be injurious to the property or improvements in such vicinity and zone in which the property is located; NOW, THEREFORE, BE IT RESOLVED, that the City Planning Commission of Hermosa Beach hereby denies the subject request on the basis of the foregoing evidence and because precise plans presented to the Commission were incomplete and did not meet the requirements of the proposed minimum standards presently under consideration by the Commission. Applicant will have further opportunity to present precise plans, es- pecially after the density standards which the staff and the Commission are studying have been completed; and further that the denial of this variance will prevent further hardship in this area.
